The lottery for 103 affordable apartments at Manhattan West—the megaproject giving rise to 5.4 million square feet of residential, office, hotel, and retail space—has just hit the city’s Housing Connect site.
The 62-story tower at 435 West 31st Street launched the lottery for studios, one-, and two-bedrooms that cater to those earning either 40 percent or 120 percent of the area median income. Depending on which income earning bracket you apply for, there are studios renting for either $613/month of $1,949/month; one-bedrooms priced at $659/month and $2,091/month; and two-bedrooms that all go for $2,519/month. In all, there are 56 one-bedrooms, 41 two-bedrooms, and 6 two-bedrooms. Back in 2016, the 844-unit building had offered up 169 affordable apartments as part of phase I of its affordable housing initiative.
To qualify for apartments within the 40 percent AMI range, individuals and families must have an annual income that fall between $22,903 and $33,400, depending on the unit and household size. For the 120 percent AMI bracket, incomes can range from $68,709 and $125,160.
Residents of the affordable units will also be granted access to the building’s laundry room, bike repair station, children’s playroom, library, and resident’s lounge. There is also a fitness center, golf simulator, pet spa, arcade, rooftop lounge, and storage space but those require additional charges.
Deadline to apply is July 3.
